The homes are expensive? They're some of the cheapest in the area last I checked... Beltsville's homes are mostly very old, and depending on where in beltsville you are, it's a bit ghetto.
I lived in Berwyn Heights which wasn't too bad.. the town has a bunch of bylaws and they're kinda **** about enforcing them. I got yelled at a few times by the cops for revving my engine outside (tuning accel enrichments on a few different cars)

I'm in one of the lowest-priced parts of Maryland that's not in the middle of nowhere, and that's about the size and value of my house. In several areas not far from me, you can't buy a 1200sq ft townhouse for less than $375k.
Koryu, where you live, 80K will get you four acres of land with a decent house on it :P
My trashy house, on a half acre, was $283 and it was a foreclosure! All the houses around me (Well, except 1 next door neighbor) are 410K and up, apparently :O

my parents' townhouse (yes, townhouse) is worth almost $450k right now. Maryland's cost of living is too ******* high.
yeah, that's about what my dad's is worth, it's doubled in value since he bought it like 5 years ago. and he lives in Germantown, it's not even that close to DC.

The townhouse I'm renting is around 2200 square feet, and the people selling houses in my neighborhood are asking $500k-650k for their townhouses, so I'd assume mine would be the same.
However, there are like 5 or 6 houses for sale in my neighborhood, and nobody is buying them.
Generally, if you know where to look, you can get a decent deal on a place... The places I'm looking at are about 30 minutes from Columbia, with about an acre of land or so, for $500k, and I intend to add a large separate garage to whichever house I end up buying, which will probably cost another $50k.

houses (we have a townhouse) in my neck of MD have slowed down, but are still selling for close to what they were going for at the height of the bubble, at least from what i've read or heard. i'm just glad i'm not looking to get out for a few years yet.

I just priced out one in my back yard. It'd include grading, excavation, and structural slab... $50K is what they quoted me.
No wiring, no plumbing, Just structure.
I would probably be doing most of the work myself, or with the help of family (read that as free help) so $50k was just materials... My father has built a garage that was 2 stories high, had power, heat and water, a lift, and room for at least 4 cars, 6 if you packed them in and put one in the lift bay, and he spent around $25k for materials, but that was 10 years ago, so I was assuming it'd be double the price. I think he got my uncle to lay the cinderblock, but he did the insulation, drywall, plumbing, lift installation, and electricity.

I am tired of townhouse and apartment living. Its time for a house, but a house in that area seems quite unachievable. So what does 30 mins from Columbia equate to in commute time? 1 hour or 1 1/2 hours?
I live in Columbia and I can get to Georgetown (far side of DC) in 1 hour so if you're commuting to Beltsville and it was 30 minutes from columbia in the opposite direction you could probably get there in less than an hour.

I think building a garage would be fun... at least for someone just helping out for a day, not the guy who has to work on it all the time
Columbia to Beltsville should be under 30 mins and can be done on mostly back roads. I drive thru that area every day. Good day it'll be under 20 minutes - i.e., if school's out and/or it's a govt holiday (and no accidents). I live in Lutherville (north of Baltimore zip 21093) and work in Lanham (east of DC zip 20706) - 48 miles one way. Best time is 42 mins - worst was about 2 1/2 hours in the snow.
