Smoke problem. Oil Seal or Turbo?

I've been searching all over the place and even went to a few rotary shops around to find the answer. The engine has 95k on stock turbo w/ a 7.0 compression on both housings (I know, a little low). The compression test was done using the Mazda tool to read rotary compression. Now, in the morning, the car smokes white only for a min and then it goes away. As I'm driving it and after it warms up for a good 20min, I take the car to 4500+ RPM and white smoke comes out. Not always but sometimes. During idle though, the car is perfectly fine and does not smoke. I don't have a boost gauge so I can't tell if it's hitting the 10-8-10psi. One shop says the turbo is probably going bad as the other said it's the rubber oil seal on the rotor. The latter shop took the car from idle to 4k rpm and white smoke came out. What do you guys think it is? The car is relatively stock except for a DP, Al AST, and a koyo rad.

White smoke is coolant. Blue smoke is oil.

Thanks guys. Well, the oil is burning alot to the point of 1qt in 600mi. No blue/black smoke coming out except every once in a while. As for the smell, it's hard to describe as I never really smelled anything like this before. It's definitely not a sweet smell like coolant but not like an oil smell or catless smell. The oem cat is there but there is a aftermarket dp. I'm guessing some of the black smoke may be from the car running rich from the dp. As for the coolant, I know it's gargling so I'll have it switched out asap.

It is normal for FDs to make a lot of steam/water vapor until things are good and warm.

Blown turbos will make smoke when you're boosting hard. Most of the time a good driver isn't looking in their rearview mirror when you are doing that, so it might help to have someone follow you and watch for smoke when you step on it.

after some check up, seems like my coolant cap doesn't have enough pressure or any thus over heating on my coolant. As for the oil leak, the turbo is bad so I'll have to replace it.
