ok so im wondering what do you think about these rims?

gram lights 57pro's
17x9 +12, 25, 27, 30, 35, or 40mm offset. *front*
17x10 +12, 25, or 35mm offset. *rear*

which offset would i need to run these on my FC with just eibach springs on them?
would i need spacers or rolling of the fenders?
as far as tires, im thinking 225.40's?
any info would be helpfull..thanks +1
