S4 turbo 2 rebuild questions

Ok so I have a perfectly working 87 turbo 2 and it runs perfect with no problems. Only thing is my water seals are going because on cold start water leaks out my exhaust and it smokes a bit but goes away after it's warm. But I've been doing a lot of research on how to rebuild a rotary and I really want to try to do it. Well my question is since my motors fine should I still do a full master rebuild on it or what seals/orings and gaskets should I replace? When I do it I also want to streetport it. I want to be safe and have the engine last about a year as I'm going to daily drive and do drift events with her. What would you guys recommend? Thanks in advance

Is it coolant that is leaking out your exhaust or just condensation?

If you are losing coolant then that tells you it is coolant.The smell will be like rotten eggs.
A pressure test of the cooling system or a compression test of the engine will tell you more,BUT do not go and think right off the bat that it needs rebuilding because of a little water coming out of the tail pipe.Check it out Thoroughly before you spend bucks on a rebuild.
Often it is not the case.

Now that you mention it, it might just be condensation, i was getting a lot of presure in the cooling system and came to find out my termostat was bad but I broke the water pump housing putting a new one on cause the screen broke in it and taping it out it cracked so I haven't been able to try it out to see if there are any changes. I start the car like 1 time per week could the condensation happen from it sitting a lot? And I want to rebuild it just to be safe and just to do honestly I've been reading up on it for a while now and it seems pretty easy plus I want to streetport it to make some more hp numbers.
