T2 oil Pump or External oil Pump if..
If replacing the oil pressure regulator does not fix my problem. I have the same or atleast very similar issue FC3s Murray has in this thread https://www.rx7club.com/showthread.p...ght=oil+system
Does the T2 Pump have a high flow rate? Is there an external Oil pump for our engines?

You I checked the o-ring and replaced it just incase, added a lil black rtv to keep it in place.
I replaced the front cover along with everything in the front cover, also replcaed the oil pump and chain.
I do have a very very very slow oil leak under the oi lfilter but to loose the amount of pressure Im loosing, that would have to be a lot of oil all other the place.
I did check th epressure with a mechanical gauge too.
I am going to replace the regualtor in the oil pan and see if that works.
If I replaced the regulator with a higher PSI regualtor, it wouldn't really do a damn thing would it, if the regualtor is not the problem?

The oil pressure regulator is a bypass regulator. After a certain pressure builds up in the oiling system, the regulator starts bypassing oil into the oil pan. The only way it could cause low oil pressure is for it to be stuck open. I've never heard of this happening and likely the only cause would be foreign matter in the system.
The only external oil pump you will find will be part of a dry sump system.
I assume you have verified your low oil pressure with an aftermarket gauge?
The thread you linked to is kind of weird...It keeps trying to connect oil problems with engine vacuum.

Ya I used an aftermarket gauge to check the oil pressure while at idle and while holding the rpms at 2000 and 3000. Never went above 60psi and usually starts to fall a little bit while holding the rpms high. This has been going on for about 5 months, the amount of time I have had this motor in the car. Supposidly its been rebuilt and the guy used to race it all the time. I bought it off a kid who had it after the guy who had it rebuilt.
The stock gauge reads very close to the aftermarket gauge. Not saying its right all the time but it was close.
There was a one point when I had the accelerator to the floor and was near 6000 rpm. I looked at the "stock" gauge and it sayed I was just below 30 psi, I let off the gas pedal and instantly while the engine was slowing down the oil pressure started to rise quickly according to the stock gauge to near 40psi?.
I thought of maybe the regualtor stuck open or damaged since I think it might have while installing the motor. So this is my very next option.
It doesn't burn any oil and no smoke comes out the back of the car when coming down from high revs say around 6000-7000 rpms and letting off the gas.
