Need Help with Condo or Townhome

Need Help with Condo or Townhome

Hey guys,

I'm in the process of buying and moving out to Texas. I got approved for the loan, but they will probably give me an investment APR (long story).

Just incase things don't work out, I might have to buy a condo or townhome here in southern California with the prices being as ridiculous as they can be.
I was looking for something in the low 200,000's or lower (not likely). I will go a high as 250,000.00 for a small condo or townhome.

Are there any of these condos or townhomes in your area that are within my pricerange? Are there any websites I should check out or any publications?

I'm really looking for something in the Rancho Cucamonga area, but I'm willing to go almost anywhere else.

I'd be willing to move to Ontario, Upland, Montclair, Corona, Pasadena, Fontana, well just about anywhere within a 50 mile radius.

Any help will be appreciated.

Try www.Realtor.com or www.Homes.com for listings.

I highly doubt you would be able to pick something up in the 200K range out there, but it is the 909. Home prices have really gone mad these days. It's slowed a bit due to the Fed raising rates, but prices are just hoovering but not likely to drop anytime soon.

The average house in Cali is ~450.

I have yet to see ANY, yes ANY, yes absolutely ANYTHING under 300k

Even 350 for that matter.

If you have cash or can get cash, you're best bet is an auction. You could get a 2brd/2ba house for $200k and you'll need $20k cash and a loan for the rest in 5 days. You could also get a house in Arizona for 200k if you don't mind living with lizards in the desert. My townhouse is about $400k. Those city's you mentioed are alot cheaper but I wouldn't live in any of them.

Sir,
maybe in the mid-90's, trustee' sale or foreclosure sale was a hit. with the good economy, its the seller's market. CA no longer relies in the defense industry, so who knows when the next recession is gonna happen. Mother nature maybe?

$200k will buy you a nice 360 with room for two!

Go to Phoenix, you'll find something cheap. Even the farm land in Ca will cost more than $250k. A 1BR condo is around $400k in Bay Area and maybe $325k if you go where school district sucks.

IF you can find anything less that $300K, let me know! I doubt it though. One thing about condos/townhomes I hate is the community assoc fee. That's like another car payment!

Thanks for the replys and websites.

I know I'm basically fooling myself. My wife said that she founf a mobile home in Corona lol for $235,000.00. I'll have to see where's she looking at these properties.

I was originally thinking about Arizona, but I may not be able to find work over there. I only have a BA in Criminal Justice and right now I'm working for a famous, but relatively small insurance Company. We have a lot of locations here in California, but almost none in Arizona and one location in Texas.

So I'm pretty much screwed then unless I can mooch off my dad who owns about 5 homes here (don't have a good relationship with him) or I'm able to get the house in Texas for less than 7% APR on my own.

You know, these prices are freeking rediculous. How can people afford homes in California right now?

Oh well, I'll stop venting now.

I hate those stupid association fees as well. Don't they increase with time?
That's what I get for not buying a home in 1999 like I should have. Too bad I that's the year I graduated from high school.

My brother and I purchased our first house last year for 550k in san jose. My girlfriend purchased two homes in Merced last year in Jan. for 200k each w/ zero down. She rents both out and its now worth almost 400k each, because of increase and the new school UC Merced. UC Merced opens this fall

I don't know how you guys can make the payments. See I did the calculations and I could only afford 1,300.00 a month for the mortgage alone. The bills, insurance and taxes, etc. will kill me if the mortgage is any higher.

That's why I never bought in Rancho Santa Margarita when it was cheap. There was mela roose on top of the association fees and some parts had one or two more fees on top of that (supposedly temporary) to pay for the new parks and whatnot. I should cash out and move out of state and marry a farmers daughter. (dream sequense begins) ...

buy a house in victorville. much cheaper than IE. I prefer Little Rock, CA-east of LACR. at least 1/2 acre lot and you have neighbors unlike the south side of Little Rock towards Angeles Crest. But again, there is no comparison to my 5 minute commute to work and home for lunch everyday.
