Leaking shifter boot

Leaking shifter boot

Strong 80/90 wt gear oil odor in the car. I replaced the small boot that actually bolts to the transmission. It still leaks. Is there a vent that might be plugged on the 5 spd and maybe building pressure or something? Please Help. Thanks.

PLEASE. I need help!

Its not leaking where it flanges to the tranny. Its leaking where the rubber meets the shifter. Its like I'm missing something.

If it is ripped, you will need to replace it. The plate and the shifter should be matted together by a rubber boot. Check it if it is torn in the center....again, if it is, replace it....
