Interesting example. How does it being a manual conversion affect the price?
Seller seems to have taken care to return some elements to stock..
He also elected to keep the dash plastics original despite some marking.
Would it have been better to switch them out with new?
Otherwise hits most of the high points in the poll.

Very clean with low mileage.
If it was still an automatic what would it have pulled? UD$45,000?
Although it is difficult to measure how many unicorn buyers are out there, would not have this car drawn in at least US$100,000, or more, if it was not a conversion?
In any event it seems a good price for the seller who likely got at least a $20,000 pick up.
And a very very very nice win for the Buyer, who just has to never mention the conversion.

Seller seems a little under-enthused.
No compression test, vagueness on recent history and no videos.
Also what to do with the paint is a conundrum.
Lower miles and good interior are pluses, but otherwise striking out on other of the important parameters in the survey.
This one may drag down the recent strongly improving trend.
On the other side, if it gets to 50k with these headwinds, that may be a good sign for the coming summer buying season.

Quality of the parts on the car is also a big one for me.
If I see eBay parts it will turn me off, but if I see names like FEED, Amemiya, BNR, hell, even SakeBomb these days, I'll tend to think the owner knows and maybe even cares about their car.
I picked 2,3,4,6, and 7 but as far as 4 (appearance modifications) goes, body kits are also a no-go for me.

Probably got some premium for the mods, but buyer got a nicely modded car for less than replacement cost (imo).
