Fuel mixing with gas
Hello im 18 the names Brian and i am new to the rotary engine and just had my 13b n/a rebuilt. Yesterday i got it running finally and drove it about 45 miles and started lossing oil pressure. I drove it home, dumped the oil and found it to be extremly thin /gas was in it. i changed the oil 3 times and cant get anything over 30 psi and sometimes its lower... When i first started driving i had healthy oil pressure of 60 psi. Anyone have any ideas i put alot of money into this thing and hope that i dont have to get a used v8 and stick in there bc i love the car.

When the engine is cold and you start up the 7 your oil pressure is going to be on the high side. When the engine warms up the OPwill start to get lower and work accordingly with how hard the engine is working. Does the oil pressure change after it has been warmed up when you rev the engine to like 3000 rpm? Let us know.

The mystery of the prize.
you first have to confirm that the oil pressure is indeed low, either get a precision mechanical gauge for hydraulic use in place of the sender, or get a aftermarket electromechanical gauge & sender setup.
A properly functioning stock gauge & sender is good enough to tell you if there is a problem, but the implementation of the stock arrangement makes it quite suspect, causing you to doubt it every time it indicates a problem. That's a major problem for me, and reason to replace it with something less wacky.
If you find it really is low, I'm sorry but it sounds like you probably had the front cover O ring squeeze out or get pinched on your new motor... do you know off hand what method was used for sealing the front cover @ the main oil passage? O ring ? was the gasket used? teflon ring? See this page for more information:

The oil pressure starts off low and gets lower under 30 psi with fresh oil. Then Engine after rebuild has 84 miles on it right now. Using stock gauge. The Method of sealing the front cover was with factory gasket with gray rtv sealent and a o ring was used inside. There is no signs of external leaking. I did install a 3rd gen oil pressure regulator into the block so increase oil pressure and i have hi flow oil jets on the e shaft with the proper back peice. I have a really dumb question if the regulator in the oil pan came off would there be any oil pressure since there are 2 regulators?

The mystery of the prize.
Well, what style front iron casting did you have?
If it's the later style casting with the larger land intended for both the teflon ring and O ring inside it, theres a good possibility the O ring squeezed out.
You won't have any external leaks as a result of this condition, it just sprays the high pressure oil into the front cover which brings it down to the pan.
The good news is, if this is what happened, you can fix it without tearing the whole motor apart or even removing it from the car (although the latter is a bit of a headache, because the thrust bearings like to fall off their land and get crushed when you put it all back together...).
First and foremost though you have to confirm the oil pressure ASAP. I put a autometer gauge & sender on my car using the stalk from the original sender as an adapter, just needed to hack the stalk off, drill the and tap the end of it for the NPT thread for the autometer sender and viola, instant free adapter for the foreign style threads on the block. The autometer sender won't bolt in directly without any adapter - this is a heads up.

7:46 About to pull off the oil pan and front cover. I was advised by my friend that built the motor not to use the gasket just rvt and a bigger o ring. I doubt it could be really anything else being the car isnt smoking.
All i know about the car is its a 88 rx7 fc paint code 3 with a 13b n/a motor
