CA Buying new wheels tomorrow, Help?

Getting a new set of wheels tomorrow and I'd like some advice on tire sizing and offsets.

This is the look I want to achieve

18x9.5 +44
285/35/18 R
265/35/18 F

I'm okay with going with a shorter tire so maybe 245/35 F 255/35 R?

What I like about Zhe's setup is how flush it is to the fenders and those meaty *** tires

What I don't want is stretchy paper thin tires

Here's my options to choose from for my wheels. I'm fine with going staggered, So I was thinking 18x8.5F 18x9.5R

5X114.3MM PCD

The following sizes/offsets were recommended to me 8.5+35 F 9.5+30 R.

I plan on getting my fenders rolled but nothing crazy. I also have Tein Lowering Springs. Stock everthing else.

Any help is greatly appreciated
