86 RX7 Smoking Need Help

hi, im new to the forums so i hope i put this in the right place. anyway i am looking at a getting a 86 rx7 from someone locally, this car looks very clean and doesnt look too bad under the hood. the engine has 186,000 miles on it so i know its got to rebuilt or replaced soon but thats okay with me because i was planning on putting a 13B TT in it anyway. my problem is that when started it smokes white a little from the exhaust then a little bit from the engine compartment where the heater pipes go into the firewall i think. but as the engine warms up it starts to smoke more and more. it has been sitting for quite a long time if that helps maybe 1 to 1.5 yrs. i want to know if you think this is a bad coolant seal in the engine or possibly a bad hose somewhere or what. some help would really be appreciated as i am considering buying this in the next few days. oh by the way its a 13b n/a and im hopefully getting it for around 200.00
