13b rebuild soft parts sources

So I have been shopping around for the parts to rebuild my s5 turbo block. At first I thought it was just a stuck side seal but now after soaking it in atf I'm pretty sure it has been broken. Still drives good at high rpm but idles like crap with poor low end. The compression check on the front housing hints at a side seal. Two pulses of 30 and one with nothing. I found an outdated thread here and have been visiting the sites that offer these kits and parts now for a few days and hope someone who has recently done a rebuild can chime in on where to get reasonably priced parts. Some of these kits seem over priced.
I priced out parts on Mazdatrix that came to $473 (no apex). Then I checked into rotary aviation who has a very basic kit for $536 with their apex seals. Then I got to Atkins and found a complex pairing of parts and huge price increases for the series's which don't seem very reasonable.
For instance why would I upgrade a kit to get oil control rings before I buy the oil control springs? And injector diffuser o-rings: I can source those out of my o-ring kit I bought for 10 bucks at advanced.
I don't need the metal gaskets for the turbo because, well, they are metal. And I don't need intake gaskets or the air control valve or egr or oil and coolant turbo gaskets either. My omp is deleted but I may fit an s4 front cover on so I can stop premixing. (Premixing is more of a pita then I realized every time I get gas.)
Might be easier just to say what I need. I have a plethora of spare rotor parts like all the springs.
I know I'll need to source some of these first parts from the common dealers:

the water jacket (coolant) seals? McMaster for outer ones?
Viton oil rings - I might just not even take these out, can I McMaster these too?
Apex seals I'm thinking Rotary aviation
one or two side seals
Side seal springs (because those are just $30 at mazdatrix)
the tension bolt seals
Fd Corner seal springs (if they are not already installed)
Front cover gasket and o-ring
Front and rear main seals
a thermal pellet.
The stationary gear O-ring
Thrust bearings should probably be replaced I guess.
I plan on reusing my corner seals, I have a bunch of spares just in case and the same thing with my apex seal Springs, as the shell I bought came with a torn down engine and extra irons and rotors.
Oil control ring Springs are probably not really needed either as I have duplicate sets of those in my garage.

front hub bolt o ring
Thing is I already have a big box of O-rings for all the smaller ones so I probably won't need things like the hub bolt O-ring.

What am I forgetting?

My other s4 na Rx7 is violently overheating and is in need of water seals I believe so I'm going to try to pull this turbo s5 one apart and get it fixed before I really mess something up then I'll get the parts for my N/A, which still has 92 psi after 97k miles.
As you can tell I don't want to spend a lot of money because I'm on a pretty tight budget. Im pretty sure this engine was recently rebuilt although it has 90 PSI on the rear rotor and had the same on the front until I put 14 pounds of boost on it with my new RTeK chip and did something to that side seal. It's fair to mention that I also sucked paper towels into the engine a couple months ago so that probably has something to do with it!!

I know I'm probably going to get flamed for trying to do a rebuild as cheap as possible but right now this is where my budget is. I can get Viton oil rings from McMaster right? I also saw some stuff about the outer water jacket o-ring from there. With both of my cars, both Rotary, needing rebuilt I've got to try to save as much as possible!

i will say my peace first and then give the kind of input you seek.

1. your downfall is probably not going to be getting it done cheaply, but rather the fact that you're trying to guess what you NEED instead of disassembling the thing and actually LOOKING. there's nothing wrong with having to build on a budget.

that said ...

2. for as many years as i've been doing this, i haven't NEEDED any seal or gasket that i couldn't get from Mazdatrix and more recently (since about 2009), Atkins. you might also want to peruse Pineapple's site. as far as the McMaster-Carr stuff, i've never used them so i can't speak on it firsthand. while i have been fortunate enough to splurge at times throughout the years, i'm always on a budget.
