Looking for a shop of 1500-2000 sq/ft in the london area

Looking for a shop of 1500-2000 sq/ft in the london area

I'm looking for a shop to open up a new business venture and need to be at least 1500 sq-ft, but a 2000 sq-ft would be more ideal. I need it to be in the london or close surrounding area and would like the price to be around 1000$. If anyone knows of such a shop, could you pass on the info to it?

I found something in Thamesford, would really like something a bit closer.

About 6 million of them off of Exeter Road in the plaza near Wonderland.

I think Aaron is right, the economy has blown out a lot of those sorts of commercial spaces. Anything that was previously used for manufacturing or supporting manufacturing is going to be in trouble too, so there will be downward pressure on rents for some time.

What do you define as "good stuff"? Maybe you'll get lucky and find something that already has a lift, air system, etc., but most likely you'll have to add all that stuff.

The Exeter units I mentioned generally have office space at the front and an open area at the back with overhead doors. I've helped a lot of customers move in/out of those units.

Or start small, then move when/if the venture proves sustainable. London is a bit of an oddity when it comes to specialty shops.

well theres one unit that I'm keeping my eye open on in that exeter unit, but inquiring about insurance, I really really hope they don't make me do liability on it and just property. For what I want it, I talked to an insurance broker and he said I'd be looking to pay over 25,000$ a year! and that's if I'm lucky to even get covered by a company! outrageous!

by good stuff I mean price vs area given. and the shop not being a total dump and I'd be paying a lot for heating and what not.

It must be possible to do it for less than $25k/year, there are lots of little shops out there. Perhaps do without?

Well alot of shops want you to have liability as a requirement for the lease. But I'm trying to get it cheaper maybe if I register it under doing something else ...

So you are looking for adequate size and fair price. And in pretty comfortable/good condition...

How about location? Do you need street front appeal to draw in customers? Or is a hidden location just as good?

You know the three most important criteria for real estate, right? Location , location and ... I forget the third one...

Everyday I drive pass this little shop at 2350 Dundas, by the airport. Good visibility, but small. I think the previous tenant just got the boot.

I think there use to be a storage building with a heated workshop in Nilestown. But I don't have any details.

I'll keep my eyes open.
