I think 3k is a low. I'd say closer to 5K

Well I can always just put it up for sale then, and see what I get. Not like I have the money to fix it now. I just didn't want to put it up for something that was way too low or way to high. Ill put it up for 5k firm? And if I get no offers then thats ok, ill fix it. Have a year to sell it then.
