No boost after everything is warm?

Hey guys, i have come across the problem of low boost after around 30 minutes of driving... I start the car up... and after 4000, i only have 4lbs. of boost... this cannot be controlled up or down by the boost controller. Then after a good 30 minutes of driving, the boost wont go any higher than 1 psi... What do u guys think could be wrong? The only modification i have is the non-sequential turbo mod, boost controller on the stock exhaust. I am also sitting with a broken air pump, which i dont think could be the problem. Rubber couplers after getting hot maybe? Leaky gasket? I dont know, Im stumped. Any help or advice is appreciated.

yes i did, and i have none.... a vacuum leak would always be there, not only when its warm

Not always true. Cold can seal a rubber split. Heat and psi once warm can crack it open.
