Thanks! Ceiling is only 9'4" but since its the tandem bay I don't have the garage door or tracks to deal with.

The lift is an AC Park King Model.

Curious, was that just dumb luck that the lift fit in without blocking the door from inside the house from opening or did you have the garage built to spec?

The door you see in the photo goes to the outside. The door that goes to the inside of the home is to the right of the 3000GT. The home is just a standard builder spec track home so nothing special going on. If I had it built to spec it would be at least twice as big ! I did measure several times to make sure everything would fit both from a height perspective as well as being able to access all doors.

Thank you. It's a must here in the summer. Mitsubishi 24k BTU unit. It works great and keeps my cars cool.

It's a tankless system and not a very good one at that. It takes for every to get hot water in the "winter".

We've had a gas on-demand hot water heater - both of them are Rinnai units - for about ten years, one in our current home and one in our past home. They have worked great. We get hot water almost instantly in the rooms closest to the heater and in about 20 seconds in the rooms furthest away. I highly recommend them because you never run out of hot water.

If you have a problem with it taking too long to get the hot water, there are boosters you can add to the system to resolve this.

Just way better than having a tank of water on permanent boil as it waits on you to use it.

Switched to the new Desmond Regamater EVO lls with a square setup this time: 18x9.2+22 on Firehawk INDY 500 255/3518 all around and rolled fenders, no rubbing at all.
