Tranny fluid and Steering noises

I have been respraying the underside of my car and I noticed that there is fluid that looks like it is leaking out of the output shaft area of the tranny. Are the rear seals know to leak? Could mine be shot? If it is not that it might be from the fluid in the shifter, because I know when I filled it back up it was alittle to full...

Also when I am at low speeds or turning the wheel while parked I hear and feel a grinding noise. It has the speed sensitive steering could it be something with that? Alos while driving I notice sometimes it feels real flat and it tracks back and forth when turning...

I also just began to notice that when breaking and making a right turn the steering gets very heavy.

One lastthing when I am in first, second, and third at low rpms I can hear a whinning noise, I mainly hear it at 2500rpm or below. I am not sure if it hapens in 4th of 5th if it does its really quit.
