Depends on how it was treated for all the miles before you bought it.

My friend currently has 180k+ on his TII motor, still runs and drives fine, makes alright vacuum and builds alright boost still. Average life of a TII motor that I see on this forum is around 120-150k usually, but again this is average and it all depends on how the engine was treated for its entire life.

I personally own a TII with 174K on the original engine and it's fine.
My friend sold another TII with 174K (It's coincidence, really) and it had at least 94psi on all faces. It's out there, still running.

I'd worry about any FC turbo 13BT running more than 100k to 150k miles on it, especially if we're talking about higher than stock power levels and running the older 3-piece apex seals.

With the newer 2-piece apex seals, you should be able to get more life out of them.

It's not unheard of of 13BT's getting 180k...200k...even 220k out of the original motors, but this is very rare.
Most likely the car was very well maintained and running at near stock power levels.

117k original miles on my TII, but it is showing signs of tiring out. Been meaning to do a compression test.
