I think my coolant seals are going out

So I finally have my s4 t2 parked in my garage for a long overhaul on many small things. I was reading AaronCakes , rx7 storage tips, and I decided to change my oil.

I drained it hot so my 20w 50 came out pretty quick so I couldnt see any water coming out then,+ I have one of those stupid plastic oil containers that you cant see the inside. On fillup I noticed there was a lil bit of crap on my oil fill cap.

So I add oil to my engine, and check the dipstick. Dangit, there is a lil bit of that crap too, but its white. So I think my coolant seals are going out. None of the crap got into my coolant though, so I'm still hoping the seals might be ok.

Is it pretty common for the water to get into the oil, but the water staying clean?

If my coolant seals are going out, do you think I can do a compression test, and see if it has good compression, and just change only the coolant seals?

I bought the engine used, but supposedley rebuilt, and it had 95 psi on all sides of each rotor.

95psi is weak.

However, it's probably just condensation in the oil.

Hmmmmmmmmmm, its a very little amount of it that I saw. Im starting to think it could be a little moisture that got into my oil.

Even the RX-8s have this problem it's not much to worry about, just make sure you let the engine fully warm up before shutting it off.
