Say hello to your new local Marine recruiter in the Anaheim area.

That's right guys I am moving to Anaheim Ca. Not only will I be your local rotor head/ moderator but I will be your local Marine Corps recruiter. I will be up there looking at homes if you guys know any areas of interest please let me know.

I will be buying a house but need a temporary solution until I close on a home. If you know "good" areas as in I can park my FD and I can sleep good at night:lol: please let me know.

DivinDriver 02-19-12 08:02 PM

Already paid at the office... hehehe. Welcome to the area!

Alex Rodriguez 02-20-12 05:38 PM

Thanks man I am actually starting to look at corona for houses. I am not happy with the listings I been looking at. I am also only looking at standard sales.

I would like to know those of ou who live on corona near the 91fwy that travel west bound towards Anaheim . How's morning traffic and driving conditions?

DivinDriver 02-20-12 10:03 PM

I drive the 71 south 91 west every monring around 6am; average speed's about 65-70 on the 71 except for the last mile to the 91, which can creep. 30mph on the 91, most days. Takes me 35-40 minutes to get from Chino Hills to the Imperial Highway exit.

Going home (91 east in the evenings) is a lot slower. Anytime after about 3:30 pm it backs up, often from the 15 all the way to Weir Canyon. I go home via Carbon Canyon instead; longer drive, but faster. About 45 mins home most days, leaving the office at 4pm.

They are in the process of widening the 91 some in the OC; not sure if it will help or hurt the section east from about the 241; may just let more people enter the funnel.

Alex Rodriguez 02-21-12 11:36 AM

Sweet I can deal with that lol my hours are not set in stone. I am going to look at homes in corona this weekend. Houses there are like 2500sq ft and up 3 car garages for Same price as one in Anaheim or Fullerton area and new too.

I have looked at over 20 houses with my realtor and it sucks because the houses in those areas have something that ruins them. For example a great home remodeled and decent price standard sale gets ruined by having a train track 30 yards from your back door Wtf!

So if I have to do a little driving for something I will call home and be an investment I will do it.

DivinDriver 02-21-12 02:29 PM

You might want to look up my way, too; much quieter, & in many cases newer neighborhoods. Still a number of foreclosure/shorts up that way, people who bought too far into the peak & couldn't hang on.

3-car garages in my 'hood are less common, but there are some.

Siraniko 02-21-12 04:28 PM

Its a give and take. Cheaper is not always good as slow and long commute gets old fast.

DivinDriver 02-21-12 05:06 PM

Yep, always a trade. My commute over the 10 years I've lived here has increased about 15% in time as traffic from folks living further east has increased... but at 30-40 minutes it's still way ahead of the drive I used to make, from Sunland to Anaheim each day. Which was an improvement from the run I made before that, from Simi Valley to Los Alamitos.

Only once in my career life has my commute been less than 10 minutes, for about a year and a half. Was great while it lasted. I could actually go home for lunch; what a concept.

Siraniko 02-21-12 08:41 PM

20 yrs and counting, a 5 minute boring drive lol

Alex Rodriguez 02-21-12 10:36 PM

Laguna hills right diver?

Wacky I hear ya man but seems like the houses that banks have decided to flip are in some crappy neighborhoods. I mean I was born and raised in the hood but 8 yrs in the military has changed me in many ways.

I am looking at this at a investment stand point. And he's an example using your light blue RX3

Do I buy wackys hard earned and countless hours of restoration rx3 for X amount and potentially flip it and get my money back and some. Or hold on to it for another 10 yrs and sell it for twice what I paid.

Or do I want to find a rust bucket missing 40% of parts and drop $10k on it to go ahead and sell it loosing money and time?

Siraniko 02-22-12 08:18 AM

Prices on areas where SFRs were overbuilt will take at lleast 8 years for values to match pre2007 values. Investment wise i wont go east of OC. Also are you planning to stay in cali after USMC?

You're not qualified to give advice old man. Your best advice: "Denny's gives the best Senior discounts... McD's has a cheap coffee for 50 cents... I love Balut.. "

What's important in real estate...
#1 is location
#2.... location
and lastly... #3 LOCATION...!

Balut... You love my balls. Lol

but there is a difference between collecting junk RX-7 versus old school RX. Same principles apply to RE values as in supply and demand. ooops thats too deep for you tho you love going deep lmao

Alex Rodriguez 02-22-12 03:41 PM

Yes sir I am staying herein California . I also like nice neighborhoods plus banks are selling homes for under $300k already flipped and ready to move in. Value of the homes where in the high 490-550 range like diver said people couldn't hold on. Plus houses are less than your age wacky lol Jk

Homeowner pays mortgage and property tax, insurance, utilities and maintenance. I highly recommend an escrow account for tax and insurance so its easier for your wallet when both come due. Be sure to check that it is not within a flood zone, or you will need a flood insurance also

Based on the above, i can smell your fd going bye bye l
