17x8f +35 17×9r +35? Spread not working on phone

Sorry guys for the redundant question, but the spread sheet isnt working on my phone. Cant find a wheel guy by me in North Miami to help.

Looking for Enkei Kojins... size they have
17x8 front
offsets
35
40
45
min on sheet says 31
thinking 245/40 diameter is 24.72

17x9 rear
offsets
35
45
min on sheet says 31
thinking of running 275/35 diameter is 24.58

stock diameter I believe is 24.86

from what I gather this setup has plenty of room on the inside and should clear the out.. not by much, but should work?? I just need a couple of the gurus on here to give the thumbs up!

if not what 5 or 6 spoke black semi decent quality wheel around Enkei price would match up better??

if not 18s??
18x8.5 (for front)
25
35
50
min offset on SS says 38... will 35 work out ok? I understand it will move the wheel out and I am looking to run a 245/35 from what I understand the stock diameter is 24.86 the 245/35 is 24.75 would that negate the 3mm offset (being a tad shorter?)
18×8.5 (for rear)
25
35
50
min offset says 25 for the rear. I am looking to run 275/30 24.5 diameter.

The "spirit r" setup would be cool, but the front seem too tall.

I do not want to mess with the fenders. Stock suspension right now (it is pretty damn tight still) coilovers as soon a I wear these out (hopefully will last till I finish power mods)
Car is 95% street will track a but and trailer up north a lot for some back roads with buddies. Power will probably end up with around 320-330 to the wheels when finished.
Sorry again guys, but I don't want to drop a couple grand and have issues!!

BTW even if I could get the spreadsheet to work I would still ask, as I am not confident in this decision.
Also anyone know a decent wheel/tire guy that wants to sell some wheels, but know the FD??

also apologies as it is 240am and I now see the sizes I am looking for are a little.... ehhhh.... hard to find

Going with 17x8 and 17x9 +35s
235/45 and 255/40 keeping it simple. Spirit R setup I guess with another .5 on the rear.
Let the tire shopping begin!!!

235/45 is taller than 255/40, will give a "big fronts/little rears" look. 225/45 is same diameter as 255/40

just fyi. I have saw 3 in person today with 235 255 set up. I cant see the difference) I think one would have to know then sit and stare to see it. It is the Spirit R setup. I just don't want others to think it is an odd combo. It looks sweet all 3 filled the wells good. Of course each to their own.
