Gathering all information before I start rebuilding

Hey all! I just got myself a 1986 Rx-7, N/A with no modification. I got it with the water seal bad. How I diagnose this was the muffler spits out thick white, sweet smelling smoke when the engine is running. The coolant also always gets low. Before I bought it from the owner today, he told me after the car has spit out smoke the first time, he sat the car there for more than 3 months already before selling it to me. I checked the oil on the dipstick, it appears milky.

I bought this car knowing full well I will need to rebuild this engine. My question is what should I anticipate when I tear apart this engine? I'm expecting rust but how much rust is too much rust that the housing/rotor is unusable?

I've read some post that Mazda's OEM apex seals are superior compared to other aftermarket's seals. For N/A application with no plans to turbocharging it, would the Atkin's apex seals work fine? I found a whole kit of seals on Atkin's ebay store and if anyone has any experience with this set, I would greatly appreciate any feedback and advice you have (Atkins Rotary 2mm "Master" Rebuild" Kit for Non Turbo Mazda RX 7 1986 to 1988 | eBay)

Third question, according to FC3S pro website, they state side seals and side seal springs can be re-used as there's usually not much wear on them (FC3S Pro v2.0:&nbsp Parts, Rebuild Tech). If there's other's with experience that can back up this statement, I might consider re-using my side seals as I am not confident is my grinding skills.
